Leak Repair

Stop Water & Air Infiltration at Your Entrances

Water on the floor inside your entrance is a slip hazard, a property risk, and a problem that only gets worse. We trace door and entrance leaks to their source and fix them for good.

What Is Commercial Door Leak Repair?

Commercial door leak repair is the diagnosis and correction of water and air infiltration at building entrances and door openings — leaks through thresholds, under doors, around frames, and through entrance glazing systems. Rather than caulking over symptoms, Stanley Schultze & Co. traces each leak to its actual entry point and repairs the failed component, protecting commercial buildings across Louisville and the Greater Kentucky area from water damage, energy loss, and liability.

Why Entrance Leaks Demand Fast, Accurate Repair

A leaking entrance is more expensive than it looks. The visible puddle inside the door is a slip-and-fall liability the moment a customer walks through. The water you don’t see is worse: moisture wicking into flooring and subfloor, corroding the base of door frames and thresholds, feeding mold in adjacent walls, and rusting out hollow metal doors from the bottom up. Air infiltration through the same gaps quietly inflates heating and cooling costs year-round.

Entrance leaks are also notoriously misdiagnosed. Water follows hidden paths — a leak that appears at the threshold may actually enter above the door at the frame head, travel down inside the framing, and emerge at the floor. Simply running a bead of caulk where the water shows up rarely solves the problem, and often traps water where it does more damage. Effective leak repair starts with finding the true entry point, which takes experience with how commercial entrance systems are built.

Stanley Schultze & Co. has been building and servicing commercial entrances since 1941. We know how storefront framing, door frames, thresholds, and glazing systems go together, which means we know exactly where they fail and how to fix them.

Our Door and Entrance Leak Repair Services

Wherever water is getting past your entrance, we find the path and close it.

Leak Diagnosis and Water Testing

We inspect the entrance system as a whole — threshold, door, frame, glazing, and the wall interface around it — and, where needed, water-test the assembly to reproduce the leak and confirm the entry point before any repair begins. You get a clear explanation of what failed and why.

Threshold and Sill Leak Repair

Thresholds are the most common entrance leak point. We re-set loose thresholds in fresh sealant beds, repair or replace damaged sill pans and end dams, correct slope issues that pond water against the door, and replace thresholds that are corroded or crushed beyond sealing.

Weatherstripping, Sweeps, and Door Seals

The seals around a door are consumable parts, and most commercial doors are running on originals that wore out years ago. We replace perimeter weatherstripping, door sweeps, door bottoms, and astragals between pairs of doors — closing daylight gaps that let in water, drafts, and pests.

Door Frame and Entrance Perimeter Sealing

Where the door frame meets the surrounding wall, sealant joints age, crack, and pull away. We cut out failed sealant at the entrance perimeter and re-seal with commercial-grade products matched to the substrate. (For sealant work across the broader building envelope — storefront systems, curtain walls, windows, and expansion joints — see our dedicated Caulking and Perimeter Sealants service.)

Entrance Glazing Leak Repair

Water coming through the glass area of an entrance — around door lites, sidelites, or transoms — points to failed glazing gaskets or setting issues. We re-glaze and re-gasket entrance glass so the system sheds water the way it was designed to.

Air Leaks Cost You Too

Not every leak is water. If you can feel drafts at your entrance, see daylight around a closed door, or watch your lobby temperature swing with the weather, air infiltration is bleeding conditioned air — and money — through the same failed seals. Most of the repairs above pay for themselves in energy savings, and we can assess your entrances for air leakage during any service visit.
